City Ridge Opening in 2022

City Ridge, the mixed-use development at the site of the Fannie Mae Headquarters, will open in 2022. A recent tour of the site by the Ward 3 Vision steering committee revealed that the new buildings behind the iconic Williamsburg-looking office building are approaching the final stages of construction.

Anchoring the site will be an 80,000+ sf Wegmans, the first in the District. According to Roadside Development’s Rob Wolcheski, the historic brick building had to be lifted and lowered onto new foundations to accommodate the Wegmans, which is under the building, along with its parking and loading. Wegmans is expected to open in early July.

The front lawn, gated from public use previously, will become a public green including a cafe. Programming will feature community events and movie nights.

All of the office space planned for the project has been leased. Much of it will be used by education firm, International Baccalaureate, which will use the site as its North American headquarters. There will also be an Equinox Gym and a KinderCare. Roadside plans to announce its other retail and office tenants after the New Year.

The four residential buildings, each designed by a different architect to provide uniqueness and variation within the project, will have a variety of apartment sizes, from studio to 3-bedroom. The project will provide 56 affordable units of sizes that match the make-up market-rate units and will be indistinguishable from them.

Roadside says they are catering to a broad market, from Millennials looking to move uptown but not ready to buy, to international residents as well as down-sizing empty nesters. With the KinderCare and large playground, families are definitely among the intended market segments. Pre-leasing for apartments is set to begin in February.
